Development Summary

The construction of multi-level building (plus basement) accommodating 69 dwellings and associated car parking.

Project Characteristics

This amazing development was designed by Clarke Hopkins Clarke for Lucent Capital. 

Following on from their success of the Nightingale and Little Miller project, Lucent Capital continue to develop and promote high quality, sustainable communities. 

Showing off its ecological “chops”, the project includes:

  • 7.5 NatHERS rating;
  • 100% fossil fuel free;
  • Bike friendly parking;
  • Electric car charging capable;
  • Water harvesting productive gardens; and
  • Meter solar sharing technology. 

The site is superbly located adjacent to the CERES Community Environment Park and the Merri Creek to encourage residents to get outdoors. 

The development also includes internal and external social spaces. Externally, the rooftop and large external courtyards encourage everyone to spend more time outside. Indoors, the library is cosy and playful, for reading and getting to know your neighbours.

ratio: worked diligently with the Council to obtain officer support. Unfortunately, Councillors and objectors did not agree, and the matter proceeded to be determined by the Victorian Civil and Administrative Tribunal.
