Como by mckimm, located at 1-5 Tiuna Grove, Elwood, is a landmark luxury residence for those wishing to take advantage of the site’s accessible seaside location.

Developed and designed by mckimm, the exemplary residence will feature twelve two- and three-bedroom apartments ‒ including two penthouses ‒ and two four-bedroom updated heritage dwellings.

Ratio’s planning, transport and waste management teams joined the project in September 2018.

Our planning team managed the application through Council and assisted with VCAT proceedings. The application generated significant objections and, on the eve of a decision being granted, an interim Heritage Overlay was placed over the site without the client’s knowledge. 

In conjunction with law firm Minter Ellison, a redesign of the initial scheme to partially retain the two dwellings deemed heritage significant occurred, which significantly reduced the development potential for the site and ultimate yield. With the advice of the legal team, experts and Ratio, the end permit was achieved. Following planning approval, the team further managed several post permit amendments which responded to design and construction requirements for purchaser variation.

Our transport team provided a solution which further supported the required parking rates contained within the development. Following an initial Notice of refusal by Council, the team amended the VCAT application plans, incorporating key design changes including retention of the existing single vehicle crossover along the northern boundary and the removal of the single vehicle crossover along the southern boundary. Throughout the process the transport team remained agile to accommodate the design changes to the development brought about by the Heritage Overlay.

Ratio’s Waste Management team also provided design recommendations for the bin room and waste equipment and prepared a Waste Management Plan to accompany the Town Planning Application.

The site is due for completion the latter half of 2022.
