CBW - Melbourne CBD (Corner of Bourke & William)

Development Summary: Construction of two high-rise buildings containing offices and retail outlets.
Key Issues: Suitable access for cars, trucks and cyclists to a combined on-site basement car park and loading dock. In addition the conversion of the existing Goldsborough Lane, which runs between the two sites, into a pedestrian zone.

Ratio was appointed by Australian Super Developments Pty Ltd to prepare a traffic and parking assessment for the CBW site, on the corner of Bourke Street and William Street, Melbourne. The development involved the construction of two separate buildings that are linked via sky bridges over Goldsborough Lane.
The two buildings also share the on-site basement car park which is accessed via Ramsey Lane.
Ratio's assessment included the following areas:
- Car parking provision requirements;
- Car Parking layout - 440 spaces over 3 levels;
- Bicycle parking (330 spaces) and associated facilities;
- Truck loading facilities and access;
- Pedestrian access along Ramsey Lane; and
- Greenstar Assessment
Ratio was also engaged by the construction contractors, Brookfield Multiplex, to prepare a Construction Traffic Management Plan.
The Challenge:
The site is located on a very busy intersection in the Melbourne CBD, so construction and permanent vehicular access was difficult to arrange. The shared basement car park and loading dock required additional attention given that it was shared between the two buildings.
The Approach:
We worked closely with the Architects (Bates Smart + SJB Architects), and the City of Melbourne, applying established principles for the provision of bicycle, car and truck facilities. We also worked closely with Brookfield Multiplex to achieve the minimum adverse traffic impact to the surrounding road and pedestrian network during the construction process.
The Result:
Approvals and permits were granted, with the building now complete and operational.
