Project Details

Ratio Consultants was engaged to provide town planning and traffic advice to develop three former single lots into a three storey residential development containing 38 apartments. 

The Challenge:

Striking an appropriate balance between the client's and Council's desire for a medium density development of reasonable scale and the amenity expectations of surrounding residential properties.

Traffic and parking impacts, especially interaction with existing activity generated by the nearby Doncaster Secondary College, also required detailed analysis and treatment.

The Approach:

A detailed pre-application process resulted in gaining Council officer and then Councillor support.  Whilst an appeal was lodged by various objectors, negotiation saw many objectors withdraw their objection prior to the formal VCAT mediation.

A formal mediation was subsequently requested in an attempt to resolve any outstanding issues prior to a full merits hearing. 

The Result:

A mediated outcome prior to a full VCAT hearing, saving the client the time, money and uncertainty involved with a full merits hearing.
