A seven-storey mixed-use development comprising 51 apartments, 4 townhouses and 2 ground floor retail tenancies.
This project will deliver a building of ‘exceptional architectural design’ as the first major development along Mountain Highway on a prominent site in the Bayswater Major Activity Centre.
Ratio and Moull Murray Architects worked with Knox Council’s planners and consultant urban designers to gain officer support for a 7 storey building, within a 5 storey preferred height control of the Design and Development Overlay – Schedule 6.
Whilst refused by Council on height issues, VCAT held that the proposal designed by Moull Murray Architects for the landmark site exceeded the test within the DDO of exhibiting exceptional design quality, did not obstruct views to the Dandenong Ranges, did not unreasonably overshadow open space and avoided residential amenity impacts. VCAT’s ruling concluded that “the building demonstrates attributes that will be a positive benchmark for this ‘first off the rank’ project.”
The development will set the standard for an Activity Centre recently improved through the recent grade separation works on the Mountain Highway, bringing high-quality apartment living to the centre.
