The construction of a four storey apartment building containing 11 dwellings and five double storey townhouses (over basement).
The subject site had a unique and challenging policy context insofar as being zoned both General Residential and Residential Growth (across two separate titles). The clever design response by Architeria Architects included maximizing the site’s prominent RGZ/corner context adjacent to the Glen Waverley Activity Centre, while simultaneously respecting the lower-order residential surrounds (adjacent to the GRZ).
Compounding the site’s complexities was a previous Tribunal decision, which saw the Tribunal uphold a Council refusal. The project team successfully navigated the previous Tribunal findings with minimal resistance from Council, which was made easier by the high-quality architectural design. The apartment building offers a contemporary addition to this transitional area, which will enhance the built environment for the immediate area without compromising nearby residential amenity.
